Lacuna is a data-driven real estate strategy firm focused on filling the gap between broker and tenant. We work on the tenant’s behalf to craft a real estate strategy, identify opportunities for cost-savings and train tenants to make educated real estate decisions. We started Lacuna because we recognized that the commercial real estate ecosystem is stacked against tenants. The common belief that real estate needs are best fully outsourced to a broker is misguided. While needed for sourcing locations and managing landlord relationships, brokers are ultimately incentivized by commissions based on the rent their clients (in this case tenants) pay. When a tenant does not have in-house real estate expertise, they risk being taken advantage of and potentially leave significant cost-savings on the table. Many large corporations recognize this gap and have addressed it by hiring full-time internal real estate employees. For brands who either aren’t in a position to hire full-time real estate expertise or don’t know where to start, we are uniquely positioned to help by filling the gap with an on-demand option.
