Aslan Realty Group was founded in 2001 to address a profitable market opportunity in Southern California, multi-family real estate renovation and reposition. Situated between natural borders - mountains and ocean - urban expansion and drive time have created strong demand for rental communities near larger employment centers. As a result, occupancies and rents have continued to rise as residents have sought better quality housing. Aslan Realty Group believes renovation and reposition is an effective investment strategy for this type of market expansion. Since its inception, Aslan Realty Group has expanded acquisition areas to include communities in California, Arizona, Georgia and Washington. As a natural outgrowth of its core apartment rehabilitation program, Aslan Realty Group has expanded to include select Apartment-to-Condominium conversion projects, as well. During the past few years, markets targeted by Aslan Realty Group have demonstrated a lack of affordable ownership options in the best locations. This scarcity coupled with the current, historically low, interest rate environment has created tremendous growth in for-sale attached housing. As a result, Aslan Realty Group will make selective condominium acquisitions when they can be conservatively underwritten. Aslan Realty Group understands condominiums have become the new "entry-level" home in many urban areas and will continue to pursue condominium projects where superior locations are coupled with high quality physical assets. At present, the dislocation experienced in the housing markets (2007-2012) has created new opportunities for investors in areas such as land entitlement, multi-family development and multi-family construction. In practice, the housing market is now "catching up" to the demand that went unfilled in recent years. Aslan Realty Group will selectively evaluate such opportunities when they offer superior risk-adjusted returns to our multi-family reposition business strategy.
