TriCorp Investments is a privately funded real estate development and investment firm acquiring real estate in the Continental United States. The company was formed in 2010 as a partnership between Baldridge Properties (private investment group and retail developer) that has owned and operated commercial real estate since 1970 throughout the United States. Transactions have included hundreds of single tenant restaurant build to suits and numerous banks, drug stores, and convenience stores. Founded in 2002, Tricore Partners focused exclusively on retail real estate development- successfully completing projects with most major retailers in the industry ranging from Target, Kohl's & Best Buy to CVS & Starbucks. It is worthy of mentioning that the firm's principals made a strategic decision to divest all portfolio holdings prior to 2008 in order to be well capitalized. This subsequently left the firm with zero legacy assets and the ability to be progressive moving forward. The two firms have executed over $300 Million in transaction volume. Our primary acquisition focus is new development and backfill deals that typically accommodate between one and five tenants upon completion. However, we continue to explore development and acquisition opportunities relating to anchored shopping centers. Our real estate development and investment skills are comprehensive due to the team's depth of experience - over 100 combined years, diversity within the industry, and knowledge.
