Your much loved pet is welcome at Treeview Estates provided consideration is given to neighbour's privacy and convenience. What age can I be? A villa must be occupied by at least one person aged over 55. What type of contract do I sign? When you buy a home at Treeview Estates you are entering into a lifetime lease on the villa of your choice. The lease entitles you to hassle-free uninterrupted occupation of your home and full enjoyment of all village facilities. You have legal protection under the Retirement Villages Act of NSW, the lease is registered with the lands title office and you may sell your villa at any time. What are the financial arrangements? When you sell your villa the proceeds will be subject to an industry standard departure fee of 5% for each of the first three (3) years and 3% for each of the following seven (7) years. This departure fee will be based on the price you initially paid for your villa. Any capital gain on the villa is shared equally between you and Treeview Estates. In the event of your incapacity or death, your spouse's rights and entitlements continue and your Trustee or Executor will have the same rights of sale as you do. Who operates Treeview Estates? A monthly maintenance levy of $280 for singles and $311 for couples will be payable to cover village operations, gardening, maintenance, building insurance, council rates, operation of the lifestyle centre, village bus, emergency call system and other services. What are some of the social events at Treeview? Treeview has a range of social clubs and activities occurring throughout the year including fortnightly bus outings to surrounding places of interest, exercise, tai chi & yoga classes, darts, scrabble, mah jong, movie screening sessions and a knitting circle. What medical facilities are available? All villas are equipped with a 24 hour, 7 days a week emergency call system. We have a large doctors surgery situated next to our main entrance and the Lithgow public and private hospitals are less than 100 metres away. What transport is available to residents? There is a council bus stop at the main entrance of Treeview Estates running every 30 to 40 minutes to Main Street, shops, supermarkets, clubs, City Rail and surrounding suburbs. Treeview has a village bus which can be used to transport you to local shops, medical facilities and clubs. Residents may choose to take the village bus on their own outings to local destinations. Taxis can be arranged when required. Sydney's CityRail train stops in Lithgow and connects to all major Sydney suburban destinations and Blue Mountains villages for a cost to seniors of only $2.50. Apart from village facilities, what else is nearby? On our doorstep is the Bowenfels Medical centre and the Lithgow Public & Private hospitals with a heated hydrotherapy swimming pool. The Bowen Inn Motel is also next door with an affordable restaurant and accommodation for visiting family and friends. Three Tree Lodge aged care facility is situated in the grounds of the hospital. 350m from the Village you'll find a Coles Express convenience store and a service station. A five minute drive brings you to Lithgow's Workies club complete with bowling greens, dining venues and poker machines and live entertainment. Also within a short drive of the village is the golf course, bowling club and art galleries. Lithgow offers all the shops and facilities of a large regional town including Coles, Woolworths, Aldi and Harvey NormanWithin a short drive are all the wonders of the Blue Mountains World Heritage area including Katoomba, Leura, Blackheath, Jenolan Caves and the Wolgan Valley. Can I have overnight visitors or short stay guests? Visitors are always welcome and residents may accommodate guests for short and longer stays. Is car parking available for guests? A visitor's parking space is provided in front of each villa's private garage and additional spaces are located throughout the village. How do I organise moving in? We'll provide all the advice you need before your move-in date and our staff will be on site on the day to assist with a smooth transition to your new home.
