Thos. P. Kaplan & Co., Inc. was formed in 2005 to purchase defaulted commercial mortgages, real estate owned by lenders, and other distressed or underperforming commercial real estate. Through our various operating partnerships and investment partnerships, we seek undervalued, out-of-favor, mis-managed, and other opportunistic investments. We generally invest in partnership with major real estate equity funds, under a format in which we act as the operating partner and the fund acts as a passive investor. Since establishing the firm in 2005, we have acquired over $500 million of commercial mortgages and real estate, including:(1) The Southgate, a $26,800,000 non-performing first mortgage collateralized by a 425-unit apartment complex in Chicago, IL, acquired from Citibank in May 2010;(2) Woodland Park, consisting of 168 REO units in a 240-unit condominium project in Chicago, which collateralized a $32,000,000 loan and which were acquired from Bank of America in December 2010;(3) Post St., a $55,000,000 non-performing first mortgage collateralized by a department store in downtown San Francisco, acquired from EuroHypo Bank AG in December 2010;(4) The Chartwell Portfolio, a non-performing mezzanine loan and B-note collateralized by three hotels valued at $135,000,000, also acquired from EuroHypo Bank AG in June 2011;(5) The Port Chester Portfolio, a $10,000,000 non-performing loan collateralized by 20 multi-family homes in Port Chester, NY, acquired from Sovereign Bank in November 2011; and(6) The WAMU portfolio, a $350,000,000 pool of performing loans, collateralized by 270 assets throughout the country, acquired from JP Morgan Chase in December 2011. We have strong relationships and a successful track record with a number of institutional investors who provide the majority of the funds for our investments. We have also developed an excellent track record with most of the largest banks in the country, having purchased loans or REO from Citibank, Bank of America, JP Morgan Chase, Sovereign and Eurohypo.
