Sunshine Development Group actively seeks out site locations for development of investment grade real estate. Sunshine Development Group performs negotiations for site acquisition, develops a highest and best use strategy for the site, institutes a development plan including marketing the project to investors, assembling the investment group and serving as a Group Sponsor for the development. The property is normally assigned to a new holding company group (LLC) that is created to own the property. Sunshine Development Group then develops and leases the property for the new group. Sunshine Development Group will normally act as the Managing Partner of the new holding company and have a 10% to 20% ownership interest in the project. Sunshine Development Group partners with professionals to ensure quality development.
