Forecaz is a SaaS Platform designed to help governments and utilities predict the future of cities, how they grow, and demands this growth places on the assets, infrastructure and resources they manage. The platform made up of a cutting-edge Model Builder and Model Explorer combining data science, Artificial Intelligence (AI), and human planning expertise to automate urban growth modelling and demographic forecasting. Unlike static zoning maps, Forecaz predicts where and when development will happen by analysing dynamic factors like infrastructure proximity, land availability, and market forces. At its core, Forecaz uses Bayesian Network (BN) probabilistic models to calculate each parcel's 'Development Propensity', the likelihood it reaches its highest and best use. It blends top-down targets ( such as state population projections) with bottom-up lot-level data (zoning, constraints, permits) for realistic scenarios. Forecaz allows planners to create multiple "what-if" scenario models with independent parameters. For example, a city can test how different rezoning policies, urban renewal strategies, or new infrastructure projects (like a light rail extension) would change the timing and density of future growth.
