SettleIQ is an independent, institutional-grade property intelligence platform designed for the UK residential real estate market. The UK property market is overwhelmingly engineered to serve the seller. Positioned as the "fifth professional" in a transaction—alongside the conveyancer, surveyor, broker, and buying agent—SettleIQ exists to protect the buyer. We arm buyers and their representatives with fully cited, registered public evidence to strip the emotion out of high-stakes negotiations and level the playing field. The Core Product: The Folio Replacing the opaque, algorithmic estimates used by free property portals, SettleIQ generates comprehensive, 10-section research dossiers ("Folios") for specific addresses. Each Folio is built dynamically from 14 authoritative public datasets, including HM Land Registry, the EPC Register, the Environment Agency, and the ONS. We do not use algorithms or Automated Valuation Models (AVMs). Every figure is deterministic, auditable, and traces back to a named, dated transaction. Evidence, not estimates.
