In the last three years, we've funded 5,000 new homes, lent £1.3bn, and 80% of our borrowers are repeat clients. We move quickly because we know the cost of standing still. Unlike traditional banks, you deal directly with the people who make the decisions. You'll have a dedicated Lending Director and Portfolio Manager you can call any time, whose job is to make borrowing simple. Development rarely goes exactly to plan. When challenges arise, we stay close and work through them with you, then support you from one scheme to the next. Every project is different, so we structure funding around your scheme, not a template. Our products: Development: - £1m–£35m - Up to 70% LTGDV and 90% LTC (including planning gain) - For new builds, refurbishments and conversions, including family housing, apartments, mixed-use, retirement, BTR, student accommodation, co-living and social housing - Revolving facilities and peak debt funding available Bridging: - £1m–£30m - Up to 75% LTV - For site acquisitions, refinancing completed stock, raising capital against unencumbered assets, or adding value to a site Stabilisation: - £1m–£30m - Up to 75% of break-up value - Terms up to 24 months - Time to let or sell units after practical completion, across C3, BTR, PBSA and co-living - No minimum interest cover Residential Investment: - £1m–£30m - Up to 75% of investment value - Terms up to 5 years - For stabilised, income-producing residential assets, including broken and unbroken blocks - Minimum interest cover from 1.1x If your project doesn't quite fit, get in touch.
