We own, lease, and manage properties for other property owners to be operated as short-term rentals. We serve guests visiting the Durham, NC area who need accommodations of a couple of nights up to several months. We offer single-bedroom value-positioned apartments, premium downtown condos, and full single-family residences designed for families and larger groups. We serve property owners by leasing property directly as long-term corporate leasing tenants or by providing short-term rental property management services for their existing property so they can increase returns over traditional long-term tenants. When we lease directly we invest our resources in designing, furnishing, marketing, and running a full-time short-term rental business. Our short-term rental property management solution partners with our owners to either manage their existing short-term rental or assist in helping the property owner invest in designing, furnishing, and establishing their very first short-term rental, without having to go it alone by themselves. In both cases, our owners value our ability to be inside of the property multiple times a month, getting ahead of any preventative maintenance issues to mitigate large capital expenditure risk, our aligned financial incentive in property upkeep, and our long term leases to avoid the hassle and expense of tenant turnovers.
