Nonstandard Information

Nonstandard is an integrated architecture and development practice that designs, develops, and owns the outcome, because every decision has a downstream effect, and we see them before they happen. We are both the licensed architect and developer of record in one entity, focusing on boutique projects initially in Florida. Our projects can be structured many ways: as sole developer sourcing the deal and outside capital ourselves; in a joint venture contributing land, equity, and/or our proprietary Build System; or engaged by a custom homeowner as architect and developer of record. Every route runs on the same edge: the proprietary Nonstandard Build System, a coordinated set of structural, envelope, mechanical, and finish systems engineered together as one, not assembled from modular boxes. We are not modular; we are systematically bespoke, the discipline that unlocks quality control, cost savings, and a schedule faster than a conventional build, while keeping the margin that would otherwise leave each project. Beyond traditional architecture, Nonstandard offers owner-side design and development leadership built on direct experience with some of the most influential companies in the world, delivering the perspective to align quality, cost, and schedule together rather than trading one for another. Engagements are shaped around each client's unique needs including design and development management, research and development, design standards, strategic advisory, predevelopment planning, architecture, and more. Founded and led by Ben Schulte, an architect and developer, shaped by leadership roles at Apple and Citadel, and earlier architectural practice at Arquitectonica and Bjarke Ingels Group.
