Built Twice was founded on a simple observation from thirty years in Virtual Design & Construction: every capital project gets built twice. Once in the field, and once again in the data — usually by hand, usually late, and usually after the team that knew the project best has already moved on. Built Twice makes the second build unnecessary by fixing the first one. We build owner-side tools that turn digital twin and BIM data requirements into contract language, checklists, and working templates — specified at the start of a project instead of reconstructed after handover. The current toolkit includes TurnoverSpec, a handover requirements kit that defines what "complete" data actually means before a project breaks ground, and pairs with it a BIM Execution Plan Starter Kit that sets roles, CDE workflows, and information exchange schedules teams actually use past kickoff instead of filing away. A free Digital Twin Readiness Scorecard and a growing set of practical AI and automation guides round out the catalog for owners and teams earlier in that process. Tanner Clark, founder of NexTwin and a founding CanBIM member, who has led VDC and digital construction for some of the largest contractors in the country and spoken internationally on digital twins, BIM, and AI in construction.
