Modo Project Builders designs and builds property development projects for our clients - houses and backyard dwellings, dual occupancies, townhouses and small unit developments. As well as the full range of residential projects that we build, over the past decade Modo has been a market leader in the design and development of Class 1B Rooming House and Co-Living property projects in Victoria. These Build-to-Rent development projects provide our clients outstanding positive cashflow properties with strong depreciation schedules as well as capital growth potential. Each Class 1B project provides up to 9 lettable rooms, much-needed rental accommodation for single person households which are one of the largest and worst-catered-for tenant demographics in Australia. This demographic is growing strongly, meaning our projects have very high occupancy levels. Additionally, in Victoria Class 1B projects do not require a Planning Permit. This can significantly reduce the development timeframe, meaning projects start delivering positive income much faster than other residential development options. Modo is a design and construct builder, employing a full-time in-house architect as well as a draughtsperson. We can provide our clients with full, end-to-end development management, from site search and acquisition all the way to handover to a suitable managing agent, delivering a true turnkey property development solution. Of course, we also work with a client’s own plans if they have them and are flexible and able to work in with our client’s development operating model. We do find that many clients greatly appreciate the opportunity to benefit from being the developer while we do the work for them.
