Lightner Consulting helps small to mid-size multifamily and commercial property owners in the Washington DC and Maryland area deliver renovation and capital projects with less risk, better coordination, and stronger outcomes — from pre-construction through project closeout. We work exclusively on the owner's side. That means our only job is making sure your project is set up to succeed — not winning the construction contract, not selling you design services. Just clear guidance, honest assessment, and real oversight. What we do: Pre-Construction Advisory We help owners develop project scope, review budgets for realism, manage the bid process, vet and recommend contractors, and review contracts before execution. You go into construction with your eyes open. Owner's Representation During Construction We provide weekly site presence, pay application and change order review, schedule tracking, and a single point of contact between you and your project team. You stay in control without having to become a construction expert. Who we work with: Property owners and asset managers with renovation or capital improvement projects typically ranging from $500K to $10M. We specialize in occupied multifamily properties where coordination, timing, and tenant impact matter. Every engagement starts with one question: what does a successful project look like for you?
