We have managed rentals since 2008, and we own rentals ourselves, so we manage with an owner's mindset. Who we work with We help rental owners in King County, Pierce County, Yakima County and the Tri-Cities (Kennewick, Pasco, Richland and West Richland). That includes owners of a single home, owners of duplexes and small multifamily buildings, owners who moved away or inherited a house, and owners who are ready to stop self-managing. What management includes - Screening that checks credit, income, rental history and references against written criteria - Move-in with deposit collection, lease signing, utility setup and a photo-documented condition report - Rent collection and maintenance - A secure online owner portal, available 24/7, with rent, bills, statements and maintenance invoices (we run on AppFolio) Management and leasing fees - Single-family homes: 4.9% of monthly rent, with a $98 monthly minimum - Multifamily: 4.5% of monthly rent per unit, with an $88 minimum per unit - Leasing fee: $800 single-family, $700 multifamily Other fees may apply.
