In-Fill Housing, Inc. (In-Fill) is a non-profit housing developer created by the Macon Housing Authority to help meet the great need for affordable housing. In-Fill has developed properties throughout Macon and other locations in Georgia to provide beautiful, affordable housing for low and moderate-income families. Since 2001, fifteen properties and more than 1,100 units of affordable multi-family housing have been or are being developed by In-Fill. These include three seniors-only properties, nine family properties and two properties with a focus on special needs families requiring supportive services. In nearly all of these ventures, In-Fill has found a strong and valuable partner in the Georgia Department of Community Affairs (DCA), the statewide housing agency that allocates both the federal and Georgia Low Income Housing Tax Credits (LIHTC) and private activity bonds among myriad other partners. Since the beginning, In-Fill formed working partnerships with the Georgia cities of Macon, Fort Valley, Gordon, Forsyth, Blackshear, and Rome. These partnerships also include HUD, the Federal Home Loan Bank, the Macon-Bibb Land Bank Authority, Magita Enterprises, L&JG Development, River Edge Behavioral Health Center, and Tapestry Development Group, Inc. as well many other builders, realtors, and lenders from both Macon and outside of the Middle Georgia area. Our partnerships have enabled us to build and/or rehab high-quality housing for both homebuyers and renters. Our developments include:Senior Residential DevelopmentsBaltic Park Apartments is a beautiful, 80-unit apartment development for people 55 and older, opened in 2003, located on Hightower Road in south Macon. 2009 Vineville Senior Living is a 106-unit development for seniors 62 and older located on historic Vineville Avenue in Macon, opened in 2004, and includes a renovated 1830's mansion used as the Community Center and management office. Pearl Stephens Village, a 61-unit apartment development, which includes the beautifully restored former Pearl Stephens Elementary School, a beloved Macon landmark for generations, opened in 2008 and was fully occupied just four months later. Village at Blackshear will be a complete renovation of a 64-unit multi-family development in Blackshear, Georgia. Construction is expected to be completed in late 2014.
