Hypergate™ is an enterprise platform for modular hyperscale data-center delivery. Most AI campuses are engineered from scratch: one design per site, trades running in sequence, and 18 to 36 month schedules too slow for AI demand. Hypergate engineers one 5 MW lane and assembles campuses out of copies of it. Five factory-built blocks make each lane's 5 MW: Generator, Power, Space Cooling, White Space, and the Air-Cooled Chiller Plant. Blocks are commissioned L1 to L3 in the factory, on skids, before anything reaches the site. Site teams pick up at L3 and finish at L5. A campus is rows of identical lanes. Adding capacity means adding lanes. The same three firms build every lane: Century Mission Critical, Mission Critical Group and SVL Data Center Cooling. Groundbreaking to turnover runs 12 months on a 100 MW building. Site labor drops 62 to 70 percent on electrical scope and 45 to 54 percent on mechanical.
