All of it lands on you before the listing can go live. Two things have to happen first. The possessions have to be sorted and decisions made, item by item, and the property itself has to be brought up to market. Handled in pieces, those two things can take months. The clearing waits on the seller, the repairs wait on the clearing, the staging waits on the repairs, and the listing misses the selling season deadline. We run all of it as one project. Pre-Staging is everything that has to happen before staging can begin in a home someone is still living in: what the seller keeps, what goes to donation, and what we place with the right buyer. 1. Decluttering & Clearing (1 week) 2. Downsizing & Coordination (1 week) Staging+ combines staging with the property work required to bring the home to market with no monthly fees, regardless of how long it takes to sell. 3. Repairs & Upgrades (1–3 weeks) 4. Smart Staging (1 week) You and your seller receive a roadmap at the first walkthrough, with a date for every phase and a list date at the end, four to six weeks out.
