Exchange fixes the price; completion can be the same day or several months later, to fit a probate grant, a school term or an onward purchase • We view every property in person before committing • We never offer cash advances before completion We buy: houses and flats, freehold and leasehold, in any condition — including short leases, high service charges, pending major works, properties needing full refurbishment, and homes with tenants in situ. We work with sellers in situations where a date matters more than the last 15%: probate and inherited property, divorce, a collapsed chain, relocation, repossession proceedings, or a property that simply will not sell on the open market.
