We stand in the doctor's seat from site selection through opening day: developing the total project budget, leading design direction and photoreal 3D visualization, procuring and leveling the architect and general contractor, managing permitting, and running construction oversight to defend the schedule and the budget. Ten workstreams, one accountable owner: site and demographic strategy, lease and TI coordination, budget development, design and 3D visualization, team procurement, permitting and approvals, construction oversight, equipment and technology coordination, vendor and FF&E logistics, and closeout and opening. Our fees are fixed by scope, not by a percentage of your budget, so we never profit from a bigger project. Every dollar we cut from your budget is yours.
