Emonika is a landmark mixed‑use development in central Ljubljana developed by Mendota Invest, member of the OTP Group, which is one of the fastest growing and one of the leading banking groups in the Central and Eastern European region. With operations in 11 countries across the CEE and Central Asian region, the Group provides universal financial services to 17.5 million customers. Emonika is strategically positioned at the intersection of Dunajska, Vilharjeva street and Trg Osvobodilne fronte square - adjacent to the city’s main bus and railway stations - it represents a major gateway to the Slovenian capital. The project combines diverse urban functions in a single, integrated environment. It will feature over 35,000 m² of premium, flexible office space, a 22,300 m² shopping centre with more than 80 retail units, two hotels with a total of over 380 rooms and 187 high-quality residential units. The office component is located on both the northern and southern sections of the development. On the north side, approximately 15,000 m² of office space will be delivered across a ground floor and nine upper floors, positioned alongside a hotel and three residential buildings. The south side will be anchored by Emonika Tower - a 23-storey landmark that will offer approximately 20,500 m² of state-of-the-art office space, providing sweeping views and a prestigious address. The south side of Emonika will feature the main shopping centre and one of the two hotels. Altogether, the project will provide around 1,500 parking spaces, ensuring convenient access for tenants, visitors and residents. Sustainability is a key priority. Emonika is targeting a high-level BREEAM certification and is being developed with long-term environmental performance in mind. The buildings will incorporate energy-efficient systems, sustainable construction materials and design principles that encourage walkability, public transport use and low-impact mobility.
