Hello, and WELCOME to Advantage One Realtors in Hamilton, Ohio. Officially, I joined the real estate business in 1990. Prior to that, I was a homeowner and an investor and had 15 years of transactions of my own for experience. Once I began to sell real estate, I realized that my math skills were excellent and I realized that appraisal could also be included in my services. As I would list homes and recommend sales prices to sellers, it became apparent they could trust my advice. I completed the necessary education and experience required by the State of Ohio and became a State Certified Appraiser in 1996. Since I was offering specialized services that many of the larger brokerages didn't really want me to pursue I started my own Company in 1997 and hit the ground running. Because I am a State Certified Appraiser, I have the ability to guide sellers correctly with the list price so the property doesn't sit on the market and not sell. Because of my rental property experience and strong sales experience I am aware of what buyers look for in a home and am able to assist sellers in "staging" their homes for a faster sale also. My work experience with buyers from the beginning was and continues to be fun as I experience them obtaining the dream home they want to live in. I am often told I possess patience and am a good listener so I don't waste any one's time dragging them thorough homes they would never purchase. Since I am an appraiser, buyers rely on me to guide them so they are not over-paying for their home. My rental property experience helps me with investors as I understand the return on investment they are looking for.
