Skyrocketing construction costs was the number one cause of delays or halts to building more affordable homes in 2022. Our nonprofits have stated that there was a 50% increase in total construction costs (labour & materials) from 2021 to 2022 and an overall 20 - 30% increase in prices in the last few years. Construct360 will track construction material and labor costs for both new construction and renovations/repairs in almost real time. The online data system will track key materials (such as lumbar, steel, cement) and labor prices (for general labour as well as specializations in electrical, HVAC, and plumbing) automatically, with monthly quality checks against on-the-ground quotes. This will be in partnership with quantity surveyor partners and non-profit home builders who will share their construction models with anonymity. All non-profit and housing organizations will be given free access to Aprao’s financial construction modeling online system with real costs built in. Construct360, in partnership with Aprao, provides line by line construction costs for different assets like duplex, triplex, townhomes, mid-rise apartments, net-zero builds & accessible housing as well as different financial models such as rent-to-own, equity-to-own, mixed use, affordable & market based. Construction pro formas from existing and current housing builds from 2015 - 2023 will be adjusted to today’s costs using our construction database, allowing other non-profits to use proven successful models to build housing today!
