Sandhurst Club
The Sandhurst Club is situated less than 35 minutes south east of Melbourne’s CBD,is one of the country’s largest and most modern lifestyle and residential communities. While the Club’s focus is its resident and golf members, it attracts and encourages visitors from the local community, intrastate, interstate and internationally to experience its unique offerings. The Sandhurst Club was developed by Sandhurst Development Joint Venture (SDJV), originally comprising majority equity holders Roche Holdings, minor equity holders Mantello Holdings, Links Living and Peter Hamilton. Links Living an experienced Manager, Developer and Investor in master planned golf lifestyle communities were engaged as the project managers and with assistance from external professionals were responsible for the majority of the design elements. Since its inception in 1990, appointment of project manager in 1998 and planning approval in 2000, the development now in 2017 is near complete. The final piece, the central core was delivered in FY15, all residential lots released by the Developer have been sold with only under 20 vacant lots and the planned Childcare Centre in the Central Core still to be developed. In 2011, in realisation of the impending completion the then Developer Board commenced the process to effect transition from a Developer Board to a Member Board by appointing four Nominee Directors to represent members. This reconciliation process was extremely beneficial to the Club. In particular, it produced a 5-year strategic plan and ensured the entire operation was reviewed in detail and modified where required. An agreement to effect transition over three years was reached and presented to members in November 2013, receiving overwhelming support. The transition agreement signed in June 2014, included a Developer guarantee over three years (FY14, FY15 and FY16), injection of capital and the development of a joint Board (Nominee Directors and Developer) during the 3-year transition phase. The 3-year transition phase and agreement officially concluded on 30 June 2016 and since this date the Club has been operating independently. The Residential component of Sandhurst comprises of 1332 lots set among one of two championship golf courses and vast open spaces including extensive sealed walking tracks, heritage gum trees, manicured gardens and parks with fitness and play equipment. Environmentally, Sandhurst is a leader with its vast lake and storm water filtering system. Class A recycled water is connected to each property along with high speed fibre optic which provides superior internet, television and security monitoring. Security also includes patrolling of the Estate ensuring a safe and secure environment. Additionally, the aesthetics of the Development which is a key attribute of its appeal and property value is protected by a residential and building code. The pinnacle of Sandhurst is its stunning Clubhouse and recreational precinct. This consists of two Championship golf courses (North and Champions) designed by five time British Open Champion Peter Thomson; a fully equipped Sports Shop and practice golf facilities including a 270m driving range; a large Health Club facility with gymnasium, swimming pool, steam room and three flood lit plexi-cushion tennis courts; and the main Clubhouse provides a number of hospitality options, of which the lounge, dining and function facilities overlook the picturesque North Course 18th green. Company Structure The Sandhurst group comprises four legal entities, being; 1. Sandhurst Club Ltd (SCL); 2. Sandhurst Holdings (Australia) Ltd (SHAL); 3. Sandhurst Sports Club Pty Ltd (SSC); and 4. Sandhurst Common Property Pty Ltd (SCP).
