Ground-Up Development We actively acquire sites and sponsor our own pipeline of residential developments, with a heavy focus on missing-middle, ground-up, for-sale townhome projects. Because we manage the regulatory and site optimization puzzle in-house, we underwrite our acquisitions based on reality at the planning counter, maximizing yield before capital is ever deployed. 2. Advisory, Entitlements & Fee Development We provide technical insight, agency shepherding, and end-to-end project management for property owners, developers, and architects. Beyond strategic due diligence, CEQA compliance, and municipal approvals, we act as your fee developer; assembling and managing the full project team on your behalf. The Burnham Advantage State and local streamlining laws (SHRA, SB 9, AHIP/CHIP) have changed the rules of real estate development, but they haven't standardized the local municipal process.
