bSide Partners is built on a foundation of 40+ years of multi-family real estate experience developing, managing and renovating affordable, student and market-rate housing communities. Our primary investment targets are new student-housing development opportunities and assets in close proximity to campus with value-add potential. Why are we called bSide? Our strategy and methodologies are derived from a track record of success in executing interior and exterior physical renovations along with implementation of the best operational practices, to realize the conversion of B-class assets to A-class properties. In any student housing pursuit, we are strategically seeking opportunities to develop and own assets in close proximity to great college campuses, including those that might be in what we call the Powerless-27 (B-size) conferences. COVID-19 has further influenced large institutional student housing players and their investment partners to be solely focused on the Power 5 (A-size) conferences, which translates to less competition and equally strong returns in 2021 at some of these other universities. For both new developments and value-add acquisitions, we selectively target markets with college enrollment growth, general population growth, housing shortages and/or unmet demands. Because our pursuits are rooted in disciplined underwriting, we are willing to take advantage of more entrepreneurial ventures that others may overlook. As fellow music enthusiasts agree, the real gems are often found on the B-side of the 45 or LP. Its Better on the bSide.
