Starting in 2016, AQC has gone through a rebranding process that has allowed the firm to focus on developing a new business niche that combines architectural design with development finance as a specialty service for real estate development projects. We are most creative and innovative working with economically challenged areas facing the pressures of potential gentrification. The pressure and inevitability of gentrification can create a unique opportunity to identify common ground for the creation of untapped economic/commercial wealth, alongside the development of new housing and support services for local residents. Although current projects are mainly in the Bronx, NY, our approach is universal and as a template could be applicable to a palette of other urban communities dealing with the similar issues. AQC CORE COMPETENCIES INCLUDE: Zoning and Building Code review and analysis - Architectural drawings/renderings - Financial Pro-formas with cash flow/sources and uses spreadsheets - Experienced in negotiating approvals through city regulatory processes - Green and Energy Efficient Design AQC DIFFERENTIATORS INCLUDE: - Over 25 years experience working in communities in Upper Manhattan and The Bronx. - Ability to create a variety of architectural scenarios for sites slated for new construction and projects that seek to reposition existing buildings/shells. - Ability to test architectural scenarios for feasibility through the generation of Pro-formas, that can really highlight viable projects within pre-set financial parameters. - Ability to create economic/cultural value for stakeholders in disadvantaged communities through identification of participatory opportunities within the overall development process. Presently, one representative project of our work is reflected in our working relationship with the Third Avenue Business Improvement District in The HUB (HUB BID) neighborhood of the Bronx.
